Contracts Manager (Telecom)

Responsibilities

o Manage national portfolio of communications facility site leases, site licenses, easements, non-disturbance agreements, and other real estate contracts across multiple geographies and stages of the leasing and licensing process.
o Train, develop and oversee in-house and third-party leasing specialists and brokers.
o Expand and perfect templates on continual basis based upon patterns gleaned from experience and emerging best industry practices.
o Establish business rules and acceptable alternatives for driving successful outcomes in contract negotiations.
o Collaborate with Business Development, R&D, Program Management, Legal and carrier customers to develop standards (i.e., time, financial, siting, design, responsibilities, cost, etc.) and process flows for the successful execution on projects.
o Compile and analyze site- and company-level data sets to determine the best implementation strategy for each project in the pipeline.
o Develop and pursue strategy for management of completed contracts (i.e., extensions, compliance, optimization, etc.).
o Expand oversight into other contract management realms: (i.e., vendor services agreements, joint venture agreements, purchase & sale agreements, etc.).

Desired Experience

o Site acquisition. Has been directly responsible for the siting and design of large portfolios of leases in several U.S. markets, on behalf of carriers or communications facility owner/operators.
o Contract negotiation. Possesses detailed knowledge of the library of standard communications real estate contracts, their purpose, and their content. Proficient in conceptualizing and drafting complex language that achieves desired outcomes with a methodology that minimizes the need for the
assistance of attorneys.
