Real Estate Paralegal

Position Summary

Seeking a real estate specialist / paralegal with experience in landlord relations, including pre-qualification of and negotiations with, ground landlords and their attorneys.   The position will also assist in the negotiation and finalization of service vendor contracts and be involved with debt financing transactions.

Job Responsibilities

 
  • Draft, negotiate, and finalize ground and tenant leases including related documents and amendments
  • Work with management and coworkers with all aspects of processing lease documents through lease execution
  • Research and interpret lease language in consultation with management, and provide information and guidance related to real estate and lease matters
  • Order title searches, assess risks identified by the searches, and assist in the elimination of those risks
  • Coordinate recording of MOL’ s
  • Abstract and update leases and supplemental documents into lease management system (MRI)
  • Phone, e-mail and hard-copy correspondence with landlords and tenants, including Notifications of Default, Extension Option Exercise and other lease-related correspondence
  • Review, markup and prepare Estoppel Certificates and SNDAs for execution, including conducting review and due diligence background research for Estoppel Certificates and SNDAs.
  • Act as liaison and facilitate communication and information exchange with external and internal business partners (site acquisition vendors, customers, etc.)
  • Utilize, update and manage all tools and resources available to manage workload, including checklists, logs and/or other related reporting tools
  • Create, manage and maintain accurate filing system (hard & electronic copies) of all real estate lease documents
  • Facilitate and track routing and signature of various documents/forms, including lease documents
  • Work with Operations and Accounting Departments, as necessary

Job Qualifications
 
  • Bachelor’ s Degree or equivalent work experience
  • At least two (2) years of paralegal or legal  wireless experience (Telecommunications experience as huge PLUS)
  • Exceptional communication and organizational skills.
  • Detail and customer service orientation.
  • Ability to take direction working both independently and function as part of a team.
